Most Common Flat Roof Problems


1. ALLIGATORING 

As experienced flat roof repair specialists, one of the most common issues we see is "alligatoring". Alligatoring is when the asphalt used to build your flat roof has aged and lost elasticity, causing it to crack and bubble and resemble the skin of an alligator. Unfortunately, when alligatoring occurs, your flat roof has deteriorated past the point of no return and will need to be replaced. 

2. MOISTURE & LEAKS

4. POOLING WATER

Obviously, with a flat roof when it rains or snows (and then melts) there is nowhere for the water to run. So the water can begin to 'pool'. The majority of roofing materials on the market are designed to hold up to water, but any pools that accumulate on your flat roof should be drained off as soon as possible along with checking to that water has not seeped into the lower layers of the roof. Without this your flat roof will likely need repairs to remedy the damage that water ingress can cause.

5. CRACKING

Unlike pitched roofs, because of their 'flatness', flat roofs tend to have more pressure exerted on them and this means that pressure can build up and cause damage. Sometimes this pressure can build up, and if the pressure and stress become excessive, it can cause your roof to crack. 6. FLASHING

Like with the majority of materials, asphalt flat roofs can expand and contract with changing temperatures and weather conditions. This can lead to leaks and moisture getting stuck inside your roof that can then require water damage repairs to be undertaken. The best way to avoid damaged flashing is to inspect and maintain your flat roof regularly. If the leaks are allowed to become significant, or the flashing deteriorates a lot, roof repairs will no longer be an option, and a new roof will need to be installed.
